Trash: Agreement with NRO (Bob and Barbara Burns) October, 2016, for $150 a year, we can place trash in the dumpster behind the upper store.  Separate and recycle tin cans only.

Maintenance of Solar System/Generator   

 

Batteries must be filled with DISTILLED WATER.  Check at least every three months.  Keep Vaseline on anodes to keep them from corroding. 

The generator is set to automatically kick on about once every two weeks for about 20 minutes.

The generator will generally kick on when the batteries are depleted to about the 49.5 volts for 20 minutes and will charge the batteries to keep them above that level.  

To make the best use of the available sun, it is recommended that peak usage of power should be during peak sun hours.  The batteries cannot store all of the power of the sun so using electricity at peak sun hours does not drain the batteries.

It is recommended that the attic fan be run for a maximum of 30 minutes at a time. The  generator needs to be serviced once a year--Ron's Electrical.

 

 

 

Septic System

 

Must be cleaned out every 7 years beginning in 2023.  NO POWDERED DETERGENTS, WET WIPES, TAMPONS, etc.

Also, the Generator key is located in the solar closet. Generator is set ti come on automatically every other Saturday at 10:00 a.m.
Water Softener Unit 
 Located in the laundry room--salt tablets need to be replaced as needed about every two months.  Takes 3-4  40 pound bags.  It is set to automatically recharge at 11:00 a.m. about every two weeks.  The water bypass valve is located behind the unit.  Left to open.  Right to close.
MFA Propane Tank

On the hillside next to the generator and water well is the propane tank, rented from MFA Oil and Propane in Lebanon.  Call to have tank refilled when the pressure gets to near 25%.  
This is the correct guage to read.  It only goes to 100 as in 100% full.  The tank is never supposed to be filled more than 75% so as to allow for expansion of the gas in hot weather.
The stair lift is located on the "basement" stairway.  Please keep the chair in the uppermost position when not in use.  There are two remote controls located in the crockery near the sideboard in the kitchen.  Occasionally, the rail needs to be cleaned and lubricated with WD40 or synthetic grease (Papi used White Lithium) .  This especially needs to be done if the water level has reached the rail.  Gently clean any debris off the rail and then using an old toothbrush, lubricate the cogs.  
Water Heaters
Both water heaters need to have their filters cleaned at least once a year.  Turn off all water, gas and power. Drain. Unscrew filters and clean with toothbrush.
